Shopping centre façade & carpark upgrade – challenging live environment.
Milton Village Shopping Centre houses a variety of stores with a wide range of operating hours and plenty of foot and vehicle traffic. This presented both visible and hidden challenges which the Evolve team overcame despite an accelerated project completion date (achieved three weeks early). In this live retail environment, Evolve provided the Centre a beautiful refresh with a modern look and increased retail area by completing a facade and carpark upgrade. The beautification was completed with an extended walkway, new planter beds and hand crafted bench seats
The facade upgrade holds the stand out element for this project – a white perforated aluminium sheeting which Evolve sourced and novated. The initially nominated sheeting could not meet the time line and so we procured an Australian supplier. This turned out even better for the client as every sheet was individually drawn and each sheet lined up perfectly, leading to an outstanding end result.
As all of the retail shops remained trading, with the carpark in constant use, the challenge from start to finish was continually moving site fencing to maintain pedestrian access to the shops and keeping all retailers informed of daily works. We were also working practically on top of an operating cafe situated within the carpark itself. Consistent communication was key throughout the project life as well as ensuring works were carried out in the early morning or late evening in order to not affect trade.
A hidden challenge occurred during the installation of steel columns in the carpark when the previously documented structural concrete columns were found to actually be steel posts clad in concrete render. A redesign and value engineering was used to ensure the design intent was not compromised while still remaining within budget constraints.
